For a low-cost initial consultation with an attorney who practices in this area of law, contact your county/city Bar Association Lawyer Referral Service. Do this ASAP.

And, I agree completely with the above poster who said for you to instruct your children to dial 911 for any intrusions where you were not notified prior.

Thank you all for your help. I did look up the law, and they are indeed in violation. Now just need to figure out where to go from here!

Doesn't it say you must notify the owner/agent/landlord to cease the violation and instruct them to conform to the law as written? You would tell them they are in violation of the CA law civil code section XXXX as they have illegally entered the premise without proper written notice. You are demanding they cease violating the law. Demand they confrom to the written notice requirment of the law. Demand they remove your personal phone number and that all communications on entry must go through the landlord. Just make it matter of fact, to the point and withiout emotions. Serve them legakly unders tate law and that may requirea certified letter with return receipt, personally delivering it with nuetral withnesses, or whatever way the law say to do it. You should also send them the notice in a US post Office priority mail Envelope with Delivery and Signature confirmation (many places may refuse a certified letter cause they know its a legal notice but will accept the priority mail envelopes cause it could be that clothing they ordered online or some bonus pay check for the employees, or just about anything.)

If you do all this and they violate it again, SUE them in court.

The home belongs to the owner and the owner (not the tenant) is the one who determines if a lockbox may be on the property. The Arizona management agreement states that the owner (does or does not) give permission for a lockbox to permit access to the Property by other brokers with or without potential tenants.

In Arizona the tenant may require 48 hours notice. In the lease contract, the owner or his "representatives" (which would be other real estate agents) have permission to enter the home with that 48 hour notice.

Most owners/management companies, and tenants are reasonable. Owners and management companies need to get the home rented quickly. Tenants need to be also reasonable. 48 hours is a long time to make a potential new tenant wait to see a property, so as long as the owner/manager has been good to the tenant throughout the lease period, the tenant should be good in return and allow the home to be shown in a reasonable time frame.

I just spoke with my attorney and he said that the tenant can refuse to allow a lock box. Also they can refuse to allow the home to be shown if they are not there.

However, they must be "reasonable". They cannot say they work all week and can only show the home on the week end. That is unreasonable. There needs to be cooperation between the owner/manager and the tenant.
