My area doesn't have alot of FSBO's. But when we do it seems that they are all way overpriced and really not worth fooling with....

However, 95% of the time they eventually list and sale within 6 months for about what I thought the property was worth.

What can I do to be more convincing to this FSBO?

Go to their home, see if they'll show you the home for future clients you might have...let them know that you not only troll the mls for homes for your clients, but also look elswhere for homes for sale. Leave them info. about their neighborhood with your contact information. Don't come out and beat them over the head their home is overpriced, that'll get them defensive, but just let them know you know the area and have info about what's going on...a small token like cookies are always appreciated too!

Offer useful info to sell a home and be helpful (but not free CMA's or anything like that, how to price -hire an appraiser, how to show, recommend home inspection up front, post on FSBO sites, etc.). Maintain occasional contact because 87% end up listing and you need to be there when they are ready. If you were kind and helpful without being pushy they'll remember. I don't like the preview in case you have clients. Most end up thinking you'll work to find them a buyer and then get disappointed if you don't ever show the home. Remember, don't tell them how you would sell a home, tell them how should sell a home.

show them how many listings have sold (with a broker) in the area in the past year,

many fsbo owners initially, have a chip on thier shoulder pertaining to brokers,,but,,,once the tire-kickers and low-ballers start knocking on the door,,,the wind changes.
