If we end up needing the quick sale I think we will, we'll offer cash back to the buyers AND 4% to their realtor. All the MLS listing e-mailed to us have everything in small writing. Will this stand out to a realtor?

REA know where to look for the commission amounts. and most MLS systems will have an agent only view (that typically is not to be shared with consumers), there is a place for agent remarks.. this is where we will put any special showing instructions, and additional information. I will add any commission incentives or bonus information in this field as well so it is "highlighted" for the selling agents.

Each MLS is different. I would have your REA bring you a full agent copy of your MLS listing once it is complete for you to review. typically, I would say the REA will need to click on the listing after the initial search, as they are choosing which listings to show.

A bonus or something like that doesn't stand out....like the listing isn't highlighted or starred or anything. Initially there is a list of listings matching your certain searching criteria..so, you wouldn't be able to pick it out as something special from that point. (I think that is what you are asking). From there, as the agent looks at all the listings they can read about the house, see all the particulars, room sizes, etc and bonuses, extra commission, etc.
