My agent showed me about 6 properties, filled out a couple legal documents and was at the closing for 30min. Then he pockeets 3% ($3500) and doesn't even return my phone calls later. Seriously how can these people command this much money for such little work and bring so little to the table?

I always wonder on posts like these who hires these agents. If I hired a bad plumber who did a bad job I'd be mad at the plumber but place most of the blame on me cause I hired the guy.

Next time do some homework, get some referrals, check out references and talk to some of their old clients.

Yeah I guess I should have done that. He had a 30 year established realty business and was widely known in the area. But I should have shopped around more.

What do you look for in an agent as a buyer? What specifically do they do for you?

what did you want him to do that he did not? Did he explain the buying process? Was he accessible to speak with your attorney? Was he helping with your inspection? YOU are the one who chose a home after 6 properties, which could have def been in your best interest.

I took clients out on Sunday and we had a contract that week - doesn't mean I am a slacker, on the contrary - I had to hire a courier in another state to get documents signed, this was a for sale by owner and had to draw up contracts special to the sale to get my money.

what do you want? Sometimes we get lucky and someone finds a home, we write up the contracts and do a walk through and the bank is timely.

OTHER TIMES - we make calls from a cruise ship to get a closing done - (doyou have any idea how much that costs?) or counteless other things ..

what is your point - did he or she not negotiate in your best interest? why are you calling him or her after you close? please explain

oh and I do NOT go to closings .. so consider yourself lucky

Yeah, what CAugust said. You are a buyer's agent dream come true. For every one of you, there are 75 other guys he had to show 50+ houses, over 8mos time, only to have them want to present a ridiculous low ball offer to everyone, regardless of the value of the property. And some of those guys never buy anything from them at all...

Perhaps he was so good that he listened to what you were looking for and was able to take you right to it, without alot of fanfare. Now, I personally don't understand not returning phone calls, but technically, he did what you hired him to do. (I will also say, the last month has been very crazy with the tax credit expiring)

Plus, there are tons of fires to put out that the buyers and sellers may not every be really aware of. It seems like I have to rescue nearly every contract I have in one way or another. So, he may have done more than you think without bother you. Or maybe he's a jerk who lucked up cause you found a house you loved quickly. Either way, who cares at this point, you found a house

My agent advised us on negotiations, played the bad guy during the negotiations, fielded email after email of inane questions from others who didn't know how to do THEIR jobs, caught & confronted the sellers trying to cheat us, put up with my venting and threatening to walk away several times, held our hands during closing and then took us out to lunch. Now that we've closed, he handled the extra amendment that came up during closing and accepted my friend request on his Facebook page.

Oh, and he showed us houses and stuff and wrote up contracts for 3 houses... but that was the easy part.

Chances are, he had to split the commission with his broker. Most agents in the U.S. are on a 50-50 split with their brokers.

He grossed about $1750. This probably does not even cover the bare bones cost of being in business. Most agents pay annual fees for:

Insurance
Board Fees
MLS Fees
State Association Fees
National Association Fees
Co-op Fees
Licensing Fees
Continuing Education Fees
Transaction specific Referral Fees
Taxes, including self employment taxes

I have no idea why he will not return your calls, post the transaction.

Well the agent, unless he owns the company, didn't get the hole 3%. Most agents are on a 50/50 split with the company, though most of the experienced agents are considerably higher splits. There are activities an agent does to get the transaction closed that the buyer never sees or knows about. I don't know what your agent did or didn't do, or why they aren't returning your calls, but I can assure it's more than showing a few houses, filling in a few blanks, and showing up for a 30 minute closing.
