If a house is for sale and only has outdoor pictures to look at, does that generally mean the inside isn't anything special?
To be honest, I would rather see at least some indoor pictures or a floorplan before wasting my time to look at a house that isn't anything close to what I want...
So who decides to not take indoor pictures?? The agent or the owners?
Sadly, a lack of pictures means the home may not get the attention it deserves. I often wonder why an agent would NOT put the maximum amount of pictures.
I would think the lack of pictures is usually due to the agent and not the owner, but in some cases the owner may not want pictures of their possessions on the internet.
There are a variety of reasons why, and, yes, having no indoor photos does tend to make people cut the house from their viewing list.
Reasons could be that the inside of the house is a mess and the agent canNOT get the seller to clean it sufficiently for sale. (This does happen.) It could be that the house has a tenant who does not want photos of their home on the internet. It could be that the owner, for security reasons, doesn't want photos of the inside of their home on the internet.
It could also be, of course, that the inside is a disaster, and of the many reasons, that is the one that most people assume is the reason.
Could also be that it's just on the market and the agent only has exterior photos right now and had to get it on the MLS. They could be going back for room measurements and interior pics in a couple of days.
This is true. We have 7 days to get photos on our listings, but I won't put it on without photos of inside and outside, because it does an injustice to the house and, thus, the seller, not to have interior/exterior photos on the initial listing on the hotsheets.
We have 48 hrs to get it into the MLS once the listing contract is signed and then 48 hrs to get a minimum of a front picture into the system. Sometimes contracts are done via email/fax and the key follows later. Or the owner is on vacation. Sometimes it just happens.
In addition sometimes it is a matter of timing - seller may have put it on the market before they completed some renovations or as they just boxed everything up so agent is stuck with the delima of taking pictures of the "disaster area" or waiting a week or two to take more pleasing photos. Often the agent waits and the seller fails to get the home photogenic in a timely fashion. Sometimes the agent just fails to do his/her job properly.
We can get the listing agreement signed and the seller can specify in it that the house is not to go on the MLS until the photos are ready (or the floor that's being replaced the day after they sign the listing agreement is completed, say). Or, the listing agreement can be signed but have an effective date a week after it is signed (different dates in different places). There are ways around these not-uncommon issues, in our state-promulgated forms.

I agree, or the renter has been problematic, and the seller or agent wants it on the market regardless, because it is a big "sunday drive weekend" like memorial day or car show or major concert in the area etc. For some owners or renters they will procrastinate for months so best thing to motivate them to move out, or get the home ready is to get the home on the market, put up the sign, lock box, etc. show it a couple times then when the owner asks for feedback reality sets in when they realize other homes are showing better, or the renter gets disgusted with the interruptions and finally moves out.
