thanks all, it does make you wonder what other things are wrong with an old house when you still have big issues like plumbing leaks, k&t wiring and asbestos present in the basement.
luckily the sellers are willing to fix all those 3 big issues which leaves me to tackle the other 9 items that are less expensive but still needs correcting.

I'm not sure what fix means; I hope it means COMPLETE: replumbing, rewiring and asbestos abatement.
Those items and other age related items are not necessarily "wrong". Some of the nicest homes I have ever inspected have been over 100 years old! They were nice because the owners took the time, effort and money to update, upgrade and maintain the home. There are a variety of things that constitute a material defect; some are age related and some are not.
Typically a new owner will spend quite a bit of time, effort and money up front; get the house up to their specifications, and then maintain and improve as desired and necessary. Its kind of a steep lineal curve that flattens out at the top.
You must have liked the notion of buying a new home; don't end the romance until you have done what is appropriate to make sure the outstanding items are properly addressed. Since you had an inspection that you may feel benefited you; hopefully the amount of surprises has been diminished.
