I'm going to be putting my house up for sale soon that's been empty for the last year. The area is a high crime area and the alarm needs to remain on. My question is, how do Real Estate agents deal with alarms when they go to show the house?
You have your agent write in the MLS to call for the alarm code, or sometimes here where we have the supraboxes they put the code in the box with the key.
The more modern alarms, and monitoring services, have specific ways of dealing with this. It is in your best interest to follow these procedures to the letter and disclose as little as possible...
Yeah, the system is an older one. There isn't even a remote that goes with it. It would be easier if there were, but it's the kind that just works through the phone lines. I checked on updating the system and it was too expensive for me to do.
Okay thanks. Hopefully they will turn it back on when they leave.
My MLS has a specific form that requires compliance. Fines (or worse) can result for agents that do not comply with the policies / standards of the MLS regarding alarm codes and such...
Many agents get busy talking, preoccupied or just forget to reset the alarm. You might need to get someone to check once a week to ensure the alarm has been reset.
I would also put a cutesy sign on the front and back doors (inside) that said "Please turn off all lights, lock the doors and reset the alarm". Put it about chest high so the agents will see and hopefully comply.
Ok, thanks. Good advice Rakin. I only work about 15 minutes from the house, so it's not to much bother to drive over and check it out a few times a week.
