Im moving to California soon I see allot of condos in west hollywood, standing with no buyers after a couple years still. I think they are still priced can you make offers on new places rather than used places. I have real estate experience, I honestly dont know this answer though

Yes you can make offers but because you even had to ask this you really really really need to go interview a couple of buyer agents and hire the one you feel is best for you.

but can I go into the sales office myself of these new places and make an offer if i decide to do that

Yes, you can. Just realize that the sales rep in the office is looking out for the builder/developer and not you. Consider getting your own agent to represent you before you go.

You can make offers on just about anything for sale, real estate, cars, toasters, escorts, you name it. If they accept the offer or laugh at you is another thing. A good qualifed BUYER's agent can change the tone of the offer from just some cheapo buyer to a serious well negotiated deal.

so I should find an agent? maybe I will do that but I donttotally see what the purpose is, if they dont accept the offer, Do I still pay the agent. Or do they only get commission if the deal goes through?

Your agent will only get paid if the deal goes through. The builder will pay the commission, but usually only if you visit the sales office with your agent on the first visit.

You should interview agents to find one experienced with condo and builder sales. Hopefully your agent will help you negotiate a good price (including possible builder incentives, options to negotiate, etc), review the builder contract to point out concerns, guide you through the closing process, help with setting up inspections, etc.

good points again,

if I find a good agent and they negotiate lower amount for the unit, their fees just get added right back on? so therefore it is benficial for me to take that into consideration

the builder pays the comssion because the agent brought me to them and got me the deal?

I dont want a used unit but if I did, I would pay the commission correct?



I only had an agent to sell, not to buy before, this was also in canada years ago, am a fully a dual citizen returning to the states next week . Im trying to get some ideas going

Not sure I understand your question, but fees are not added back on. The agent will normally get paid a percentage of the negotiated sale price as their commission.

Yes.

Usually the seller's agent will pay the buyer's agent a portion of their listing commission fee. If the seller is not using an agent (FSBO), then you may have to cover the fee if they seller won't.
