We listed on 10/12. We had 4 showings and were under contract 11/2. We closed today with an FHA buyer. Even in FL you can sell a house!

O.K., the clock is now ticking - 7 days post possession........

There were 2 things that I think made a difference - price and condition.

This neighborhood is made up of older homes (1930's & 1940's). Many of the homes here still have the original windows and original cabinets and no A/C. Our house was updated a few years ago. Everything works and nothing looks like it needs anything done to it.

Price - what can I say. We have sold 3 other houses since 2005 and thought we had a pretty good idea of what this one was worth. When we had the CMAs done they all came in about 1/3 lower than what we were thinking. Ouch! But, we listed where the comps told us we should be. Sale price was $900 less than asking price.

Good for you. we close on Thursday. We are buying though. Interestingly we found that our home was only on the market a few weeks when we made an offer. Our offer was $310,000 for a home that was listed at $319,000 in a neighborhood that has similar homes selling for $340,000. The reason we bought was the price, location, quality of home condition in that order. Plus my wife and I both loved this home.

Sounds like when all things fall into line it doesn't matter where you live a deal is possible. Lucky you for selling. Good job.
