Just curious to know those that are in a FSBO or did an FSBO, which sites worked out better for you.

or any other site. Seems like they all offer the same type of deal..but its hard to tell which one is giving the most exposure.

The reason why we are trying out our hand in this ones, is because we dissolved our relationship with our realtor. (sour apples due us not taking an offer which would put us severly in the red).

Or you would just go with a flat MLS listing.

Would like to hear the success stories of those that sold by owner, and if I may dare to ask, some pointers from the professionals. Thank you

We just sold our house FSBO with a flat fee MLS listing.

Bottom line, don't waste your time or money with anything else than a flat fee MLS entry. We tried craigslist, newspaper ads and various FSBO internet sites.

Well over 90% of our contacts/showings came from the MLS.

I would recommend creating your own website for your house, and promote that on your MLS listing and street sign.

Our web site had dozens of high resolution pictures, floorplan, covenants, seller's disclosure, etc. I suspect that as a result of all this up front information, the people who did come to see our house were more interested than a typical buyer.

Thank you...this is exactly the helpful information that I would have wanted to hear. I know that its a risk to try and do it, but our RE lawyer is in place, I have software get a floor plan drawn, the pictures are taken, since we have moved, our property manager has agreed (for an extra fee of course)..to show the house if and when someone does call. I have the latest inspection,comps and also all the info that we need to price the home.

Funny you mentioned the typical RE sites, I was going to throw out some ads on craiglist, realtor.com, zillow, trulia, and all the other places that are typical to list.

Creating your own website for the listing sounds great!

One of the big misconceptions about FSBO sales is that the owner needs to show the house. If a buyer has an agent (and almost all do), their agent will show the house. You just need to give their agent the combination to the lockbox. We paid $30 for one at Amazon - one with a push button combination.

You have to decide WHO you are advertising to before you decide on a website. First time home buyers? Buyers who are handy? etc. Then decide where to find those people and what you will say in your ad to attract them.

When I sold homes FSBO I used flat fee MLS and craigslist. CL always sold my homes. You have to be tenacious with CL though, as they get buried quick. I always got what I wanted for price, but I always understood the FMV and wasn't overpriced like most everybody else. Everybody seems to have an inflated idea of price when it comes to selling just about anything.

Flat MLS listing has worked for me on my last 2 sales. I've never tried Craigslist to sell, but it has been a great source for listing my rental properties. I just might try it for my next sale, in addition to MLS. But MLS will still be my primary means to market my properties.

Great! I have the pictures done, the description done, comps researched, our own financials (what we need to get for the house done). I am planning on listing the house on Official For Sale by Owner site: Homes for Sale, Sell a House, Buy Real Estate | ForSaleByOwner.com - FSBO and get the MLS option. I read on another post to offer the incentive to the buyers agents and one actually offered OVER the norm of 2.5 -3% and did 3.5%

Should we come out of the gate strong and offer more? Would it make us more serious as a seller (to the buyers agents) if we said that we would offer 3.5% for solid deal?

The percentage somewhat depends on the listing price. Our home sold for almost 400k, with a 2.5% commission to a buyer's agent. Unless your house is sub 200k, I would stick with 2.5 to 3%.

One way I looked at the whole FSBO process was that if necessary, I could sell my house for about 10k less than the competition since I wasn't paying a seller's commission. Selling it for less results in a quicker sale. As it turns out, my sale price ended up far higher than the comps.
