I am a retired realtor of 21 years and helped many people get a doublewide home financed FHA. You mush get a licensed FHA qualified engineer to inspect the foundation (block or underpinned). The inspector will require specific underpinning guidelines even if the home has a block or brick perimeter. Also required will be the correct front and rear steps and proper skirting. The cost is approximately 450 for the inspection and whatever else is required. It is well worth the expense the get the doublewide to qualify for FHA financing. Hope this was of service to you. Given the new movement toward smaller homes and tiny homes, I think it's too bad. It would open up some new options in affordable starter homes.... But they won't let me make the rules.
You can finance double wides that are newer than 1976 if they are on an approved foundation. They often need to be inspected by whoever enforces HUD rules in your state, (L&I in ours), have seismic tie downs, and an Engineer's Cert letter... But these are routine and not overly expensive to get, if the mfh was installed professionally and maintained.

The handbook allows is - VA also technically does not have a minimum Credit Score. But lenders add in overlays in several areas.
I also know of no lenders who will actually lend on a single-wide.
You are correct about finding a lender.
Went to lending tree. Filled out extensive form (web questions) with fake name.
Lending Tree only came up with one financial institution. Veterans First Mortgage. Showed telephone number. Called. And yes, they only do double wides.
So in theory a single wide can get one. But in reality - it has to be a double wide.
