No one is required to tell the "Good."
No one can tell what they don't know.
Your agent must tell you anything they know or discover that could influence your willingness to buy or sell or impact the price or terms under which you would buy or sell.

Disclosure laws vary state to state and within state.

The " selling" ( buyer's agent) is not going to know because the seller is not their client.
The listing agent may or may not know, dependent upon disclosures by the seller.

Some sellers choose to have a pre listing home inspection performed and will use the inspection report as a marketing tool. Such information should not relieve the buyer of having their own inspection performed.

Sellers of non owner -occupied property, including but not limited to bank, estate and relocation company -owned property are generally relieved of the responsibility to disclose any information, in many locales.

Remember that agents don't always have access to a prior inspection report but are obligated to report known issues.

wht is the difference between..."The Selling Agent" and "The Liisting Agent" in Delaware. Can my "Listing Agent also be someones "Selling Agent" and also be able to sell my house in Dover, DE.
