When we were putting our Seattle home FSBO on the market, we did ads, open houses etc, and nothing worked. We hired one realtor, who had an open house, and no one showed. As time went on, we fired that one, and hired a more experienced realtor, who held not one, but 3 Agent Open Houses; including food!!. He contacted other agents by phone and in person to invite them to his Open House. I'm happy to say that our house sold within 60 days of listing with him!! The agent that brought the buyer was one of those that attended our realtor's open house. So for us, it worked out fine.
Any marketing plan depends upon how the plan is worked.
There are Sellers who insist the agent hold Open Houses for their property. There are agents who do not like to do an Open House and they are less likely to put a great effort into marketing the event.
On the other hand, there are agents who thrive on doing Open Houses and put a lot of effort into it.
The event should be promoted in as many ways as possible.
On Facebook, Craigslist, MLS and many of the large real estate sites on the Internet.
Announcing the Open House using flyers in the neighborhood is a good way to get the word out. A neighbor may have a friend or relative that wants to buy a home and they would like to have them as a neighbor.
Just showing up and hoping someone will show up is not an effective marketing strategy.
I am a Realtor and this is my opinion. If prepared and advertised properly, Open Houses do work. Neighbors like to view and they tell family members, friends, etc, the more exposure the better. There are buyers out there that do not have an agent. The Open House allows them to view homes without an agent. Also there are lazy agents, or agents that are too busy, they send their buyers without them being present to open houses a lot.

I agree. Just sticking an open house in the yard on Sunday is not sufficient advertising for a successful open house. I have actually sold listings as a direct result of open houses.
