I c..hmm..ok..yeah..its been 3 years..i didn't know we can actually sue people for this..i thought when i bought it..since i signed the contract, i don't have a choice...i just realized now when i talked to a realestate agent, cuz i wanted to sale my house..and he told me this is not a 2 car garage, why is the last agent advertising it as 2...I said yeah, he fooled me, and he told me techinically this is misrepresentation.
I sometimes will joke that a cluttered two car garage is " a 1 and 13/25s space, it'd be two car if they got rid of the DOZEN or so items of crap..."

Thank you for the reply. I drive a camary..there is no way two camery can fit in. Maybe two smart car..even two smart car will be tight because the garage door isn't that big. So what is the standard two car garage should have in dimension? I can measure it.
It should be 20x20 to be considered a two car garage.

It's because Americans love their junk. Every real estate agent knows the #1 thing you tell your sellers is to declutter the house. I probably have to say that on 90% of my listings.
i measured the garage door width, its 12.2 feet...definitely not 16 feet. Is this considered a misrepresentation? Should I bring it to the court?
It may be a misrepresentation. Some of that may be defined by local rules. It seems to me to be something that is easily noted by a physical inspection of the property as a buyer does when viewing. Did you see the property before you bought it?
If you are considering going to court, you should speak to an attorney about your options. When you do so, be prepared to show how you have been damaged.
I am skeptical that you would have grounds for court on this issue, but that is an attorney's realm to discuss.
I too think that after 3 years, it would be a difficult issue re: suit. Certainly not my realm of expertise, for sure - and as noted above, what would the damages be? has there been a hardship? could this have been noticed initially and if it did not appear to be a 2-car garage, perhaps that would have been the time to ask the questions?

You need to ask an attorney. We are real estate agents, not attorneys. You may even just get an initial consultation for free and he/she will tell you whether or not you have a case. It's very simple.
In my area, the older homes do have 2-car garages that measure 20x20 or even 24x24.
However, in the newer neighborhoods, many of the 2-car garages measure 19x16 or 19x18, etc.
If you look back at your old MLS sheet, does it show the garage measurements?
I don't know what the "right" measurements are for a 2 car garage...maybe you can advertise it as an "oversized 1.5 car garage"!

Interesting. Even in our new construction neighborhoods 20x20 is the standard for a two car garage. 20x20 is tight as it is and be able to open doors on SUV's and such. 19x16 wouldn't qualify as a 2 car out here.
Look at the bottom of the MLS listing.....does it say something to the effect of "INFORMATION IS DEEMED RELIABLE BUT NOT GUARENTEED"? MLS is a SERVICE. It's not the end all be all of all that is real estate. As one person pointed out it's up to the buyer/buyers agent to verify all information.
