Here in Lake County IL it's not unheard for a home that would sell for $150k here to have as much as $12k of taxes, although upwards of $8k is the norm. I live in an unincorporated area of the county and the taxes on my $107k 2bed townhouse are just over $3k, and I still have to pay to join the library!

And thats why you dont pull a building permit. Fix up the inside, dont do anything to the outside.
