I posted below in response to another thread discussing interviewing agents to get the right one.

"We sold our last few homes ourselves and had quick pain free sales/closings but we are in the process of downsizing, we have a smaller house already and sadly due to life getting in the way, we are 3/4 through a gut remodel on our primary home now. We are ready to move on being retired and having aging family out of state on both sides needing our attention and help so we decided to put the house (which has great character and is in a very desirable locale) on the market "as is" with a very significant 200K (more than twice the cash it would take to finish the house) discount for the area and roughly similar homes to get it into the right hands with energy, vision and time to do the rest of the work..."

So the phone has been ringing off the hook, we've had at least 6 maybe 7 showings today (several overlapped), 2 so far scheduled for tomorrow. In less than 48 hours after it was listed our realtor called this evening to say two offers are being written. I have to say that I'm pretty surprised. Wish us luck.

We accepted a near full price offer of cash this morning. We had a second and full price offer with 100K down but they needed financing which with an "as is" sale is a more mined filled road. I am amazed. The right realtor folks....

I realize it can still go south but for now celebrate with us. We get our life back!
