My own two dogs are little, but even so, their nails have scratched up the wooden floors and kitchen linoleum, and torn holes in the screen door as well as the sheers on the window. This is not through aggressive behavior, just running around playing or excited to be the first out the door to the yard. I realize now why many rentals don't allow pets. But hey, it's my house so I'll worry about it if I ever decide to sell.

Call your insurance company - Florida may be different, but around here, unoccupied homes are a tough to get coverage for - vagrants, damage, etc.

Only if you want to come down for the winter and find mold and a missing AC unit (stolen).

FL insurance companies don't like it when the house is empty. Also, insurance in FL just went up a LOT. Do your homework if you are thinking of FL.

We have a second home that we use about 40-60 days a year. It's fine. When we leave it for the summer we just close everything up and cover stuff. In the winter we are there 3-5 days a month.

Only thing, I left a chunk of watermelon and ice cream in the refer when we left in June - we are going back in a few days... I can't wait to see what's living in the refer. At least it was left on, so maybe it won't be too bad.
