Landscape and correct any real defects and you're done

adding patios, sheds etc are not going to add value beyond what you put into it, most of the times far less.

10K renovated my whole house: new flooring everywhere, new ceilings, 2 completely new bathrooms and laundry room, refinished kitchen, most of the roof, new 10 x 40 foot deck, on and on.....

of course.....

I have the contracting skills to do ....it....myself.
