That was certainly uncalled for, there surely has to be a more civil way to pass on your ideas don't you think?
Actually I would have been nicer to the Lady if I got there early. But that somewhat strident response was to get her back to reality and away from the pap that my brethern were feeding her.
Sometimes I think only a very few people here have actually done a contentious deal.
well, it was a $500 lesson. Is he a real estate attorney, or just an attorney down the street? I am always cautioning my clients about that. Don't just use anyone, use someone that actually practices this kind of law. You wouldn't hire a plastic surgeon for heart surgery, right?
Sorry you got caught up in this. I would inform the attorney not to spend any additional monies without contacting you first, and you do want to review the HUD-1 PRIOR to him signing it as your POA. You have the right to verbally approve it first, and based on his past behaviour, he may just do it without your review.

Comeon folks...Attorney turns around and says..."Sorry you don't find my actions acceptable. Please inform me of your new attorney so I can forward the file".
Olecapt, I hope I am not one of your brethren who feed the pap? LOL
If he answered like that, I would have say to XYZ real estate attorney!! The reality is, you have to assume that this attorney feels entitled to make decisions for the homeowners, for whatever reason. and I would make sure he knew that he needs to consult with me. you and I both know that the HUD 1 can have mistakes, and usually do. They don't have an agent reading the HUD for them, so I would definately want my eyeballs on it before he signed it.

Shelly I don't know for sure but I read it more as a neighbor doing a favor.
One of the mistakes (hopefully very few) of my life was trying to let a great neighbor RE Agent sell my house. He was a Broker and the owner of a major franchise operation in So Cal. He was not the guy to go all out to sell your house.
Ended up with a new Real Estate Agnent and one less friend. Too bad...I liked the guy.
I would just like to say that I do appreciate the input that has been offered to me in this situation (however snide some of it may have been). Yes, it was an expensive lesson to have learned.
In the past my husband and I had used a different attorney for all of our real estate closings (three) and were very happy with his abilities. We had decided to use our neighbor for this closing (yes, he is a real estate attorney who has been practicing for about 3 years) because we felt we were doing him a favor by giving him business. We lived in a small town and he is trying to make name for himself.
You live and learn. Hopefully, someone may learn from our mistakes after reading this thread.
A $500 swing in a RE transaction is pretty much chump change even in inexpensive areas. You twitter wrong at the wrong time and suddenly you got no deal or you have a bitter battle that will cost you 10 or 15K.
These are not childrens games. Mistakes...even little things like failing to provide for the landscaping in the closing period can turn into immense problems.
Close and go forward.
