I don't drive so it needs to be walking or at least biking distance to stores like walmart etc, and low crime enough to have my young son be safe there. I work from home so that's not an issue. My son is very fair skinned and burns easily so woodsy areas are a perk. As close to live in condition as possible, I am no handy man though can do basic stuff. Thanks!

Did you mean to drop off the last zero when your wrote your question?

To get what you are asking for...
the absolute minimum starting point will be far closer to (if not more than) $100,000.

I rpomise you that none of those houses are in good condition, in good neighborhoods with good schools, near conveniences, etc. Some of that Zillow list are just lots.

So click the checkbox to turn off lots, condos, mobile homes, multifamily, etc and stick to single family homes. Pretty simple to adjust your search.

The OP is in Brandon FL... that's a meh suburb a bit east of Tampa FL.
If the OP has a chance to find their specification... Brandon is as good a spot to look as any.
(I've been there; the Wal Mart allows RV's to stay without hassling you)
