I am thinking of listing my condo in St John USVI with the Agent I bought it from a few years ago. Wondering if and how I may broach her about the possibility of her giving us a percent commission reduction since she done past business with us. She is only an agent not the broker owner of the agency. Thoughts?

Want her to give you a percent off her best effort? She is entitled to be paid appropriately.

It doesn't hurt to ask. Bear in mind, that if she says no, it may be the brokerage policy not to. You also aren't likely to get any discount from a new agent.

Instead of a cut, why don't you offer her an increase? No matter what she offers to list, offer her a 1/2 or even 1 % more. If she's not worth that, then go get a better Realtor.

Typical real estate responses. Business is business. Take it or leave it. And most seller agents will take it. It's guaranteed money. So why not negotiate. It's everybody's right.

Couple of things.



First, if your boss came to you and said that he wanted you to do the same job you had been doing for him but at a discounted salary, what would you think of him, and what would your impression of what he thought of you be?



Second, if she does discount it, what of what she has to offer in the way of service are you yourself willing to give up for that discount? It would only be fair, don't you think?

I'm thinking OP has most likely long since sold the condo in question. Whether she used the same agent and at the same commission or less.....we may never know.

sometimes, you just watch for a while, and wonder what the person's true motivation/persona are. I mean, just_because it's been 2 weeks, I'll Say that reviving a 7 year old to ***** about agents, with your other 2 posts within 1 day also bitching about a "friend that's an agent" and "I took 80 hours of real estate school" ... maybe I'm jaded. Maybe I'm not.

As to other consumers, the base advice/opinion would be - if you had a really good experience in a market with a certain agent, and you don't really know any other agents in that market that you don't live in, you're welcome to negotiate their compensation but you're likely being short-sighted.
