how do you know how much the house is worth is none like it have sold??

I recently sold a house that was different than anything in the area. My Realtor almost had a heart attack when I told her what I wanted for it. The buyers had it inspected 6 ways to Sunday but there was no appraisal done. I am sure that someone told the VA loan officer that it was a fair price or it would not have sold. I wish I understood how it worked, but the truth is if the buyer had felt the price was not justified it would not have sold. If the financing is not a concern the only real question is do you feel comfortable with the price?
If it was VA there was an appraisal...whether or not you were aware of it.
It must have been of the "drive by" variety. The house was never unattended at any time after the contract was signed, either myself or my husband was home at all times.

Thanks for all your replies. Right now, I don't feel comfortable with her asking price-too high. He is moving to another house on the block-2x the size and more my style-in a private transaction so no idea of asking price-in November. If the house is still on the market in November, perhaps he would be willing to talk much lower numbers. I would feel more comfortable if I knew what the other house-the one they are buying-is being sold for. If they were buying it for more than his house is for sale, I would consider doing the work but if they are buying it for the same money-no way. The house they are buying will be the first sale not to an original owner and that will give us our first idea. Thanks for all your replies.
