Questions about investing in niche real estate properties (investments, rental, garages)

Hello, does anyone have any experience investing in niche properties of the following types: Music Studios, storage spaces, parking garages, pay parking lot, etc.

If so:

1. How does the rate of return and risk reward compare with traditional real estate investments, i.e rental houses ?

2. How much could one make in these fields within twenty years starting with 100,000?

3. Has anyone thrived in these fields?

I would tremendously appreciate any thoughts.
