We're planning on listing our house within the next 6-8 weeks. We've just completed the last big remodel project (master bath) but still have some projects to complete such as painting (exterior and interior - mainly trim work inside) and general tidying (carpets cleaned, new light fixtures, etc)

At what point do I ask realtors in to talk to them about listing? Do I want them in now before we're finished and just tell them what we're planning on doing? Or do I wait until we're done and ready?

I suggest ASAP as some of your planned projects might not need to be done as in will not really aid you in selling. Also, sales time is generally much longer then one thinks/believes/likes.

Now and I disagree with accufitgolf. Buyers won't respond well to houses with "projects" to be done in the future. They want turnkey (move in and put your feet up) or want .50 on the dollar for a house that needs work.

I think what accufit is saying is that a good Realtor could guide the OP in decided what upgrades need to be done to make the house more marketable and what can be left as is.

The OP isn't referring to upgrades, but maintenance items.

I wouldn't call finish work and painting what is likely new wall board maintenance. Regardless, this is a great spot to involve a Realtor. An agent in my office got a listing a few years ago and just before the owner contacted us he repainted his house. Here's the problem . . . he repainted it the exact same color . . . DARK BROWN. Dark color homes take FOREVER to sell around here. Colors like dark brown & dark grey are so undesirable to buyers in this area. Long story short: the house was on the market an extended amount of time and the first thing the guy who bought the house did was (drumroll) . . . paint the house a lighter color. Bottom line: this homeowner could have likely sold his home quicker and for more money if he had involved his agent BEFORE painting his house.
