Hi. I was hoping someone might tell us how long it takes for a private sale to become public information? We are interested in a house in which there has been no sale in 11 years but there is a private contract going on on the block-one neighbor is moving into anothers house. We would like to get an idea to help with a negotiation on another house on the block.
Depends on the city/county recording dept. Where I live, it takes the city of chesapeake about 6 months, it takes the city of virginia beach about 6 weeks... (or less). You call down to the city office and ask them how long it takes.
I just bought a house and the transaction became available for everyone to see the next day. It showed up on the County tax/appraisers website less than 24 hours later.
