I know that this is an old thread by a person who only posted once but in my opinion it does not make sense. You are throwing good money after bad. Better to get a lower price than to gamble. Plus the person dais they were in a hot market so they can get a retiree or someone looking to downsize or a person looking for a starter home.
Get your quotes and plans together and Advertise the home as 'Ready for 3rd bedroom and bath add' ---- But, absolutely do not do the addition in an effort to sell the house .... without at least fully testing out the market for 2 vs 3 bedrooms and verifying it with multiple RE agents and buyers.
For example, check-out how long two and three-bedroom homes in your area are remaining on the market. You may be dealing with a slow market, not a bedroom/ bath addition problem.
if, in the future, any laymen posters wonder whether they should undertake such an enormous project, then they should engage the opinion of a real estate agent. A qualified agent will know how much more a 3 BR/2BA might go for in your specific area than a 2BR/1BA. They should also have a reassonable number of contractors (assuming you live in a alrge enough city) to bid out the proposed work at a good value to you.
Only then will you know whether it's "worth it" to spend $30K (or more, or less) to get $50K of value. or not.
I wouldn't spend the money. Sell it as is. Move on to new house. If I sell I rather hive a credit for X amount rather than put money into it.
