Are there typically “good” and “bad” months to try to sell a home? I live in SW VA and have a wonderful 4 BR, 4 BA 2-story, brick home in move-in condition (many recent upgrades). My home also has a lovely in ground pool which, is what prompts my question. Having lived in FL, I realize that pools in this part of the country are not necessarily an asset as they can be in FL. The time is rapidly approaching for my pool to be closed up (covered, etc.) for the season. Couple that with the fading, seasonal flowers, soon-to-be bare trees, etc., and my now lovely pool area will soon be in its winter bleakness. My husband & I do not have to sell our home, we are simply wishing to downsize. If you were the Realtor I was considering to list my home, would you advise me to wait to list my home in the spring? I would appreciate any input, thoughts or suggestions from Realtors.

Navymom, I am in virginia and have a pool and list many homes with pools.. first go out tomorrow and take some great pictures of your home outside while the weather is still nice!! and you have some flowers. DO NOT close your pool. If you are listing during the winter, keep the pool open and keep it crystal clear!! It will help sell the house. I know it costs money and time and energy, but your backyard will look good, and folks can see the liner and the equipment is working.

Thanks so very much for the quick reply. Great idea! Thankfully, I did take many pictures this summer the week that my husband and I completed some landscape projects around the pool. The pictures turned out beautifully, so I'm glad that I have them now! Have a wonderful day, and again, thanks so much for your input!

Navymom, you are welcome. Hopefully, you will have those pics in digital form so you can pass them on to your agent to use. In addition, put them out with your listing brochures for folks to look at when they are in the house. It helps remind them of how pretty your home looks in the summer. and helps them imagine their summer around the pool : )
