That is very possible, but if consumers are lucky the agent will decide not to hang his license elsewhere.
Sadly, there will probably be a lot of damage left in the agent's wake before they decide to stop hanging their license somewhere.
I'm a big believer that there needs to be higher barriers of entry for this career and that it can't be as easy as it is to stay in it. Granted, many of the bad agents bounce out of the industry because they can't generate income sufficient to do this full time. However, I know several agents that are "part time" and on the occassion that they actually find a client they end up doing a serious disservice to them.
I'm sorry you just had a bad experience but kudos on your handling of the situation. It's good that you now have a better agent. Make sure you let your friends know about how important it is they hire a good agent. It's the only way we'll ever get rid of the bad ones. I wish you the best in your home search moving forward.
The one thing I'm still not clear on, was the offer of 95k not submitted to the seller or the bank? If it was never submitted to the seller that's wrong. If was submitted and the seller countered then that was legit.
Also, many short sales are "in foreclosure" because they haven't been making payments. It doesn't mean it has been foreclosed on yet. I had one BoA SS that had been 18 months and they still hadn't foreclosed. Not being jerky, just attempting to educate you a little in case you find yourself in that situation again. Things your first agent should have done.
OP, why did you pick the inexperienced agent? There's a possibility that the "green" agent didn't fit in with the Real Estate sewing-circle committee, so they used/set him up for failure.
An upcoming, ethical agent has a lot of contemplating to do before he can decide on a place to hang his hat--morality or immorality. This thread explained both sides with balance & fairness; so in the end we'll never know if the agent was corrupt, or played for a stooge?

I love whack-a-doo conspiracy theorists. I think the process was quite well explained and the OP is probably long gone though if not I'd love to know how it turned out.
