HOA information please (contingency, documents, investment, properties)

I'm looking at properties located in Los Lagos, Granite Bay, CA for possible 1031 exchange from our Sunnyvale rental property. We would like to eventually move away from the Bay Area after perhaps 2-3 years time into the exchanged property after renting it out for several years.

Where do I find info on Los Lagos HOA? Do HOA allow investment property? My husband has always been wary of HOA but the properties in Los Lagos seem quite ideal for our purpose.

Can't answer you specifically but most HOAs have a limit on the number of units/houses that can be rented vs owner occupied. You would need to check this particular one. Find the management company and give them a call.

If you intend to pursue, make sure you familiarize yourself with your rights to information, before you buy, under California law.

Write a contingency into your offer that you must receive HOA documents in __ weeks and that you have a week to review them. Contract to be cancelled if you don't approve.
