Not through Sun Trust, but through a different bank. Money was held in escrow and the bank released the funds by paying the mortgage monthly until the funds ran out. Buyer was very happy.

This sounds real good. What banks do this? Or do you just have to specify it in the contract?

I'm not sure who is doing it right now, but I know that my title companies down here in my area of Florida will do it for me. There is a small maintenance fee they charge. It worked out very well for a couple of buyers who had a home to sell. Gave them extra time and relief from two mortgage payments.

Can we Americans not purchase ANYTHING anymore that doesn't involve some bunk marketing gimmick??

Marketing gimmick? That's not what I call it. I call it half a year of mortgage payment free living. Sounds good to me.
