I think realtors at least have an excuse to do so (cause they can buy one cash out of one commission), but what about those who live in super cheap apartments but drive very expensive BMW's?
Its all for showing off....however, in my opinion, paying such a high cost for something that spends most time PARKED is silly at best!

Average commission in my area for a buyers agent is 2.4% of $300,000 = $7200.
Deduct business expenses and company split, and we are nearly in Matchbox Collectible purchasing range.
Very funny guys but I didn't felt like laughing when I had to give away $38000 to my realtor after all he had to do was put it up on MLS and a family on my street sent an offer right next day and their attorney took care of the paper work for $500 flat fee. Sometimes you earn it and others its just legal looting.

I'm confused... did someone force you to do this or Is there a law in your state that requires this of you ?
If your home had been on the market 9 months would you feel better ? Why did you not do a FSBO ?
Sometimes an agent gets lucky. It makes up for the rest of the time when it takes a year of driving potential buyers around in your hopefully halfway decent car.

I would suggest maybe they did a great job by getting the seller to price it right, took great photos, negotiated a great deal and got it to close on time.
If the seller sold in 2 days at top $$ maybe the agent was worth any money they charged.

You mean you didn't give him a bonus for selling quickly? After all the faster it sells the more money the seller saves in carrying costs, and if it sells fast it's usually at a very good price.
An agent friend of mine whose listing brought a full price offer on the second day said the seller told him that he should reduce his commission because he didn't do enough work.
The agent said, if it will make you feel better for me to do more work, then you can refuse the offer and we'll just keep marketing it for 6 months so I'll have to do more work.
