Thanks everyone for all of the help yesterday. Your answers were great.

I found an agent to possibly help me sell it..Seemed great called me back right away gave me comparables, asked the right questions...She then said she could meet with me on Wednesday-then cancelled and said she can't come until one of the next two days. She said she is very busy-which I understand..however, I don't want to make the same mistakes I did when using an agent to buy this. Should I see if she cancels again and then find someone else, how much patience do I need to have??? I have a low end property but still don't want to have another nightmare experience.

I would give the agent another chance. She may truly be busy. Or, she may regard your low-end property as a low priority with a low commission. If it's the latter, I'd find another agent . . . someone who specializes in your neighborhood and will appreciate you as a client.

Was her reason for cancelling simply that she was busy? If she's too busy for you now before you've even hired her that's a bad sign. I hope she cancelled for a more compelling reason than what you've said. You want an agent that gives you the feeling that you are his/her top priority. Don't for a minute think it's OK to be put on the back burner.

yes..what she told me was she had overbooked her showings and it was a week night so it would get too late...so I will give her a chance but if she bails on me I suppose I should find someone more local she is about ten miles away.

Run away from this one. What agent these days doesn't have their schedule book/smartphone/tablet/computer out before they commit to an appointment? It would be one thing if something unexpected came up, anyone can have such a situation. That isn't the case here, she said she was busy.

So, you are not as important as the other appointment? You deserve more of an answer. If a personal matter came up, ok, she can say just that and that is understandable. Since you didn't get even that, she is wasting your time and you'll probably regret staying with her.

Notice the most important thing here? She cancelled on you and not someone else. While someone would get caught up in this no matter what, you should know you are not #1 in her book.

You can do better. It isn't like they stopped making agents, in fact they made too many so pick another.

Time to move on. Why would you want to wait until it happens again? Get out from behind the 8 ball otherwise you'll be left holding it too.

I've had to change appointments on occasion. Everyone does things differently but for me, I prioritize current clients first and then prospective clients. So if something comes up for a current client that has to get done for them, I will bump a prospect to a different spot to ensure that someone that has already hired me gets my full attention as I promised them when they signed an agreement with me. So, from my perspective it doesn't necessarily mean a bad thing. I've never bumped someone twice though. To me that would be a sign of disorganization and that isn't what you want in your agent.

I get where both you are coming from...I liked how she responded to me at first in five minutes and called...I have a few days to think on it, but if she is doing what Silverfall does it would be ok I guess. But cancelling twice isnt good. I am going to search for some back ups.

I think you should be interviewing three agents regardless. Start looking at listing photos and see who has quality images online. Those are agents that care about their marketing.
