Moving to a new city and have been keeping a close eye on the Internet for available houses/condos to rent. Realtors keep contacting me after visiting their websites. Is there any perks to using a realtor to find a rental?Will they negotiate a better pricer or find any "gems" that are not listed online? Also, who pays them?

I find it's much more common in the rental side of the business (at least in the Boston area) for agents to have a lot of "pocket" listings which are properties not listed publically. So, working with an agent can get you access to these. I find the person who pays the agent varies a lot from place to place. In MA, it varies from property to property. Sometimes the tenant pays a fee which is split between the agents, sometimes the tenant pays their own agent, and sometimes the landlord pays both agents.

I had to contact a realtor to help us find a rental when we moved out of state last summer. I told her directly we were not able to buy at the time but I needed suggestions on finding rentals because it is a smaller town and nothing was online. She was amazing going around town, making phone calls, looking in the paper for us and would email me pictures and phone numbers of places. When we came up to sign a lease before we moved she even met us at the places. It was nice to officially meet her; we are now using her as our real estate agent as we are looking to buy. She has been a great help to us, not sure if everyone would have that luck, but you can try! Good luck!
