A question for realtors or sellers who have done this: Is it beneficial to 'advertise' before posting the 'For Sale' sign? Several homes in our neighborhood posted 'Coming Soon' signs several weeks before the 'For Sale' signs went up. One of the homes actually sold before the house was listed. Granted this was before the market nose-dived. But, I'm wondering if any sellers have benefited by marketing this way. What do you see as the advantages or disadvantages?
Sometimes it is a way to create demand. These houses are listed, but with a provision to not show or put them in MLS or advertise online until the showing can begin.
Can't hurt. We bought our first home from an ahead of time sale, so to speak. Our agents partner just got a listing and told us about it and we jumped on it.(this was in the hot market where you paid asking price and had to buy within one day of a listing going up)
But, it will let neighbors and those who have targeted a certain area know you will be listing and maybe it will create some talk.

I would think that if it is available where you are that extra advertising could never hurt. I know that when we were going to list we talked with our realtor and then had to wait almost a week for pictures because she had given me some advice on staging more before then. I would imagine these are the cases that get the "Coming Soon" sign, and anyone that would want to look probably wouldn't expect the house to be completely staged because they aren't fully listed yet.

Depends on if there is a signed listing agreement. Ethically (and responsibly) a Broker should wait to advertise a property pending a signed listing agreement, as depending on the the state this may constitute fraud as well as violate Agency.
Advertising before the 'for sale sign' is a matter of timing (I would think the agent would want to begin marketing the property) in as highly visible a manner as possible, immediately; however, this is a call the seller can make.
It should also be noted that some MLS have a time-line denoting how soon a property must be entered into the service once the listing is signed.

We also bought our hosue before the sign went up. Actually we were the first ones to see it. But we knew what we wanted, knew what we wanted to spend and actually had looked at it a year before ; they took it off the market to work on their marraige.
