We are thinking of upgrading to a bigger home and was wondering what the average cost to sell our home via a realtor? The home is valued around $150k.

6-7% of the final sales price. And worth every penny if you get a GOOD realtor.

6% of selling price is the standard for a full-service realtor, paid by you, typically.....half of that goes to your listing agent and half to the buyer's agent....

of course, everything is negotiable!!!.....but you usually get what you pay for....find a realtor who will do a good job and stay on top of things for you

Realtors - definition, most overpaid people on the planet. Ridiculous. $9K for a $150K home. $15K for a $250K home. What's the difference in cost for a realtor selling a $150K home and a $250K home? Is it justified by the extra commission? I sure don't think so.

One realtor does not usually get 6% of the selling price (unless they are both the listing agent and selling agent, which does happen sometimes), they get 3%, so your figured are skewed.

Have you thought about getting your own real estate license? It's not that expensive. All you have to do is take 90 hours of classes, pass an exam and pay some fees. If you plan on buying and selling your own homes, it's more than worth it. If you just plan on selling just this home and don't plan on buying anything for a while, it's not worth it and you should hire a realtor.

Disclaimer: I'm not a Realtor. What justifies Microsoft charging 5X more to business versus student software additions? What justifies USAIR to charge 3X more money for 1st class? Why does intel charge 2X more money for a slightly faster clocked processor? Doctors can charge more for procedures that might take them less time. I can go on for hours.... So your ANSWER is: Because they can.

In theory, the higher priced the home, the longer it takes to market. Also, commission rates on lots are 10% but less for homes. Why, lots are less $$'s so the higher rate is to compensate for a similar work load.

I see a ton of listings lately that show a 2.5% commission to the buyers broker, and I assume they work the listing agent for a discount as well. I'm sure you could trim it down to 4.5% total, but you won't necessarily get the top realtor that really gets things done. If your house is priced right, it may not matter.

I've sold my last 3 houses--Chapel Hill, $620k in 2004, Lowes Island VA, $720k in 2012, Anthem County Club 2013, $560k and paid 4.5% total commission--1.5 to listing agent and 3 to buyer's agent and got the top full-service agent I wanted each time.
