Listening in when people have a reasonable expectation of privacy leans toward unethical. If you're in the house and they know you're there it's one thing. If they believe its just them and their agent it's spying.
I wouldnt do it. WHen I was selling one of my homes my son was a baby. Our second car was in the shop, it was very cold out and I was basically home bound. My realtor called asking if it was okay to have a unplanned showing. Sure I told her but I would be in the house, I couldnt leave. I stayed out of the way but I will tell you it really sucked being there. A couple came through and the woman was really rude. She was loud and said things like, "why in the world would they remodel the kitchen and not put in a dishwasher? Are they stupid?" First off there was no place to put in a freaking dishwasher otherwise I would have. I would have preferred not to hear such comments. Feedback is welcome but a realtor isnt going to tell me that the buyers thought I was stupid, just they didnt like the fact the house didnt have a dishwasher. Whatever you hear from a recording is just going to tick you off.
Most uninterested buyers are going to point out things you are unable to change.
Use your imagination, I am sure you can think of a few things that would be illegal to “record” on your property.
I was responding to the OP who made no mention of a posted sign indicating that there was video. He was referring to his baby cam. Even if this was posted it would not cover the “listening” (audio) portion of the recording.
In many states, if you record a conversation without consent, it is illegal. It is not my argument, just the law. OTH, if your state allows it, then it is your right to record.

There have been too many people who had stuff stolen out of their homes (by buyers and agents) for anyone to be super blase about who is wandering about their home.
Am I also the only one who went house hunting and didn't scream out offensive things about the property and/or make huge strategic financial decisions IN the home? I used the time to look carefully at things and ask questions like, "When was this replaced? What's behind this fence?" etc.

It is creepy to watch people without their consent in your home. You invite them in for a "private" showing them watch and listen to them talk? It is invasive.
No one needs feedback that desperately that they need to deceive people like that. Just get a better agent.

That is perverted. Different than creepy.
People that think it is okay to be invasive of other people's personal boundaries are creepy to me. It shows a complete disrespect for other people's feelings. If you want to be a voyeur, then just post a note on the door that says "voyeur lives here." Then, you are an honest creep.

As I recall, the other thread about catching the realtor going through private drawers resulted in well deserved criminal charges. I know there are lots of opinions but it would appear that the homeowner was not charged with any kind of criminal misconduct but the realtor certainly was. I wonder whether other home security cameras would not be allowed because it would offend another criminal?

Video isn't part of wiretapping laws like audio is.
