That would be dependent on a number of factors that would require knowledge of your local commercial rental market. Suggest you talk to some local commercial leasing agents.

I have a building that at present houses 3 dance studios, 2 bathrooms, an office, a dressing room, waiting room, costumes room, garage and loads of storage. OVER 4000 square feet. Someone is buying my 30 year old business and interested in renting, not purchasing the building. What do I charge per square foot? Any ideas?

Well, you could charge one million dollars but you are probably better off talking with a commercial real estate agent who can handle the valuation and the lease.
