I know it's early, but what are people thinking about it so far? It's potential, good and bad points, CAI involvement, etc.

Let me look up a link. It is interesting. I am hearing it's sort of a groundbreaking thing in the works for some time. Said to be CAI backed although some thought some of the issues should have been fought by CAI. Pertinent Bills in force Jan. 1.

Here are a few links to peruse. I'm still exploring it myself. It's effect is making its way out of CO.

What got me curious is the uniformity of a particular rather lengthy policy with the exact same wording in many CO HOAs....which is also now creeping it's way east and south. That is, suddenly being used as an example by other HOAs many states away. So it appears to be regarded as the thing to emplify. CO appears to have been watched for the passage of the Bills last year. Of course, when reading the links there are a few differences in who administers what from one state to another as you already know.

There are some features, of course, that are already in place for many years in other states. I realize CAI is thought to lobby more for management than residents. At the same time, on a somewhat quick look I'm finding the policies on delinquent assessments rather kind....payment plans, etc.

(BTW, I see this C-D topic is 6th when doing a google search for Colorado Reform Package)

More than licensing though. Covers delinquent assessment policies (seems very thoroughly)...payment plan option, board voting for foreclosure (not atty or accountant) and only after 6 months of non payment, etc.

Also Community Manger requirements....that may be the licensing you're refering to as well.

And new landscaping rules. Good that CO can conserve water. Not so sure of the ramifications of the hoa controlling and enforcing resident's aesthetic plan and enforcing hardscapes if that also makes is copied in other states.

In the mulling stage.

2bindenver, have your bylaws had changes/additions lately?

One concern a friend mentioned is if his hoa outside of CO, which is adopting the verbage in the Assessments policy, also adopts other parts he and his neighbors don't like.
