I'm interested in this house here:

5456 North Elms Road, Flushing MI - Trulia

I am not seeing any venting in this roof? I'm no expert, in fact I don't know much at all, but it looks like a hot roof to me? It seems like the back dining area is vaulted and since this home was built in the 1940's I'm thinking this house gets extremely hot in summer and cold in winter. Does anyone have any experience with this? How much would it be to fix approximately? I'm wondering if I should offer much less to account for roof repairs? Thank you!

The first photo does show a ridge vent on the one section.

But there doesn't appear to be any vents on the soffit or elsewhere?

I think you would have to get up in there before making any assumptions. An inspection could certainly tell you whether the roof needs additional venting. You may need some soffit or attic vents. We also had a fan installed in the roof over our attic, which takes away humidity (controlled by a humidistat) and also some of the built up heat in the summer. I think we paid something like $200-$300.

I can't imagine all of this costing a lot of money vs. other typical renovations on a house.
