I put an AHS warranty on all my listings. It protects the seller from costly repairs while the house is on the market and it gives the buyer a one year warranty after purchase. If AHS is called to fix something, they send me a little postcard explaining how much money the warranty saved the client. I keep these cards in a drawer and can say it's definitely worth it.
