my standard contract is written as such,

My contracts simply said "Possession and occupancy will be given to the buyer at time of settlement". I would not finalize closing if I didn't get keys and an empty house.

Some people add the consequence of the seller remaining just in case. Although it's a tossup if that's almost an invitation. At any rate, I know people who have put in an exhorbitant daily amount. Even then you have to be careful of whether saying "rent" would constitute tenancy and a whole new set of laws.
