Not sure where to ask this question.

My father owns a property out right in Dallas County - State of Texas. He wants to take his name off the house and put his grand daughter as the owner....I am not sure what I need to do for that? I don't want to hire an attorney for a simple task...at least I would assume that it was simple? Help

I believe he would want to do a "Quitclaim" deed. Contact a local title agency and they should be able to take care of it for a modest fee.

Here is an article from Wikipedia for your information: Quitclaim deed - Wikipedia, the free encyclopedia

Best luck, let us know what happens.

Maybe he wants a beneficiary deed instead for estate planning?

You don't want to spend $100 to make sure a property transfer is done correctly? LOL. Penny wise, pound foolish. There could be issues.

You may also want to look into the tax implication as well.

Texas does recognize Quit Claims - but Title companies are unwilling to ensure them. Speaking from a strictly legal standpoint - the Quit Claim Deed is a 100% legal and recognizable transfer...it just happens to carry a disproportionate amount of risk with it so Title Companies won't issue policies against a property with a quit claim deed in its chain of title.

Simplest other than a quit-claim is probably a gift deed, but it definitely will have tax implications.

That's what I was thinking. The granddaughter can pay the fee; she's getting a free house.

Better to pay for a lawyer to make sure that this is done properly. This is a huge thing. It's not trivial like asking for advice on how to set up season pass on your Tivo.
