I just found out my neighbor just sold his house after listing it on Craigslist. In fact he sold it to someone that had bid on mine. His house sold for just 2,000 under the asking price.

I thought that was pretty impressive.

It happened to a friend of mine this summer.

Someone from Georgia put in an offer sight unseen, and they had a signed contract within 4 hours.

I'm guessing this was a fsbo

Did the buyers have an agent ?

I've been thinking about doing something similar to save on commission
Market seems pretty hot in my area ( Los Angeles)

Yes, FSBO.

I want to say the buyer's didn't have an agent...but I could be wrong. I'm thinking no because he said all he had to go to closing with was like 280.00.

I do know the people that bought the house really needed a place to go. They were moving and didn't want to rent and then move again and buy. They didn't want to move twice.

He said everything has been smooth sailing and closing in Oct. 4.

It all depends upon the market.

My son sold a house in 6 hours this summer. He planned to list it as soon as the tenant was out and got 2 agents to give comps and set a price.

In the meantime, I put the house on Craigslist with the highest comp price and it was sold in 6 hours.

So, my son was wondering if he set the price too low. I said no. He was just in the right place at the right time. There was a buyer for the area and virtually nothing decent listed for sale. It was the only phone call I got for the Craigslist ad. Just really good luck. (both parties very pleased with the deal. Win win)

I sold my house in 2009 here in NC on Craigslist in less than 24 hours. Listed price was $179,900, sold it for $177.500. Winning.

This happened to us. I mentioned to a friend that we were considering selling our house (to build another one). They immediately told someone they thought would be interested, who called me to look at it the next day. A few hours after the showing, I got a great offer. This was at the bottom of the market, there were houses on our street that had been for sale for a couple of years. We saved considerable money on fees since our house wasn't even on the market yet. A realtor did up the paper work for a small fee.

I had a list of little projects to do to get the house ready to sell. The buyers said not to worry about any of it.

I sold a house the first showing on Craigs for 255k

A year later it sold for 350k

Eighteen months after that the bank sold it for 80k to the person that now lives there.

Areas of California have really had a rollercoaster ride the last 10 years...

Not sure what the 80k home is worth today... maybe 150k?

In other areas the downturn was little more than a dip in the road.

I see Craigslist homes by owner all the time.

Printed a 100 flyers for my last FSBO and as it turned out only needed one Saturday showing and all were gone in about 2 hours... it was just that crazy at the time.

Early this year the market was also very active, a real surge of buyers with bidding common... it has cooled considerably.
