Sounds like if it were USAA the lender would have been more forthright. As it is he sounds sneaky.

I appreciate everyone's input on this.

Yes, it is for a VA loan. Our lender didn't say we have to use the agent they recommended and made it clear that we can use whomever we choose but he suggested I at least speak to the other agent. He did say he's seen deals go bad because an agent didn't have experience with VA loans. I don't know...

We were told that if we closed with the second agent that we'd be eligible for cash back at closing and also some sort of gift card. I didn't ask for details because my kids were getting restless and it was dinner time.

Typically I would not consider switching agents but I have to say I'm not overly impressed with our agent. He just doesn't seem very motivated or interested in working with us. I found the house we saw, he set up the showing and went with us. That's it. His personality is just "blah" and he showed up for the showing in sweat pants. I asked him if he thought the price of the house is fair and he said it doesn't matter what he thinks. I am familiar with the comps in the area because I researched them, he has not even mentioned them. To be honest I was thinking of using someone else before all of this with the lender. This guy just seems a bit lazy and disinterested. I am overwhelmed and frustrated already and we're just beginning.

ETA: the message I received from the other agent just said she'd been contacted by our lender who told her we were searching for a home so it doesn't sound like she even knows we've already been working with someone else.

well, that kinda changes things. if you're not happy with your agent, it is worth entertaining ending the relationship. If you signed an agency agreement, you'll want to review it.

Did you give the lender permission to shop your name and contact information around to other agents?
If not, I consider this a huge red flag.

You are certainly not obligated to keep agent one since as you say you are not happy with him anyway and you did not sign any buyers agent agreement. HOWEVER, you may owe him commission if you end up buying the house he showed you, even if you found it yourself.

Other than that you are free to go with agent two or whomever else you choose.

There are also clubs in many areas, several in areas we've lived in, that business people belong to. I'm not talking about the COC or Small Business Person or a locally named merchants' association or Old Towne Business Persons. I'm talking about the ones by invitation only. Very clubby. The ones where if you can't show up you have to have a replacement. And a couple of no shows and you're out. No idea why. It's one where you all commit to using only each other for the services provided. A big no-no if you don't. We've experienced some terrible business people because of other business people having to do this. Over time you get to know if soandso not very knowledgeable mortgage broker who you already know is in one of these clubs is chosen it's because the person referring is likely in that group too. And you say this mortgage broker messed things up before and the person referring says I know but I committed to her.

Wise people see through this group before even joining. A little less wise people wise up quickly and agree there are those who are not up to par and leave.

I'll ask around about this. Who signs the check? Does the broker know? (Also note the "eligible for" ...not that you actually always get it. Sounds more like a lottery you're put in.)

Definitely find a new agent if you are not interested in working with the guy that showed you the house (sweatpants?!?! seriously??) you have to feel comfortable that you have the support you need for this process. If you want to chat with the recommended agent, go for it. But just keep your eyes open and make sure they are working in your best interest. If it were me, I would talk to a couple and then decide who I felt I clicked with the most and answered my questions the best.

Totally agree.

Showing up in sweatpants to show a house says all I need to know about the commitment of your agent to being a professional. Don't spend a lot of money on this asset without good representation.
