inventory home from a large natl builder been on market for ~ 300 days

listed @ approx $200k

would a cash offer of $150-160k be reasonable?

Agreed. Offers that are too far below the comps will insult the seller and they may not even counter unless they are desperate and in a hurry to sell.

You can try it.

Builders are much more likely to give fancy concessions instead of a price drop. You'd have better luck asking for a new fence, a large patio, and a built-in barbecue than you are likely to have asking for a price drop.

But, it depends upon the builder's circumstances. So offer and see what happens.

There is no way for anyone here to answer that question without more info. The fist thing I will suggest, though, is that you take a good look at the inventory. Commonly, a builder will list ONE house in a development as the model, then use that house to sell the others as they are built. If the builder is selling one a week for the past 300 days, and each of them has sold for a final price above the list price of this one, then your offer (which is 20%-25% off that list) would probably not be taken seriously. If, on the other hand, this is one of 4 that have all been available for 300 days, with none selling, then your offer might be seen ase one worth negotiating, even if it's not accepted on the spot.

Have you actually SEEN the house for sale?

I ask, because many times the listing will be of a model..........but we're really talking about a to be built homes.
