So the way I understand is, independent brokers have less cost to begin with because they do not work for anybody but only to themselves. But as far as representing a buyer, they are the same as a broker from a known shop say remax.

My question is; if I negotiate his/her commission and say agreed on paying only 50% of what he will collect, then how would he pay me? Do I have to pay tax on this?

How do I make sure I receive cash back exactly what I agreed on.

Ask your accountant.

Your settlement statement will show any charges, if it's not right, question the escrow/attorney/closing agent.

I don't have an accountant.

Can he just write me a check? Or deduct from any of the expenses that I have to pay like escrow or closing costs or something else?

We don't do rebating in Oregon but my understanding is that is has to appear on your HUD-1. I don't think they can write you a check.

I am in Texas

how do I find that out?

redfin operates in Texas but they only rebate 0.5%

just a thought.. is there a reason you feel the agent that will be representing you should not be compensated accordingly?
