I don't quite know if the term is broker- I think so. I have a brother-in-law who just got licensed in my state to write mortgages. Therefore, I was planning on using him in March when we go house hunting.

Not that I would expect it...but are there any little fees that he can save me from- if he wanted to- from having to pay and go to someone else?

Just ask your brother-in-law since he'll know your situation better than anyone here.
