Update: The sellers came back with a counter offer at $400 higher than list price. They did not send an actual offer but the listing agent simply said all this in an email to our agent. So shady.
We put in that offer on the other property at full list (the property was already priced very aggressively) and it was accepted the same day. Thanks again for the advice. We would have never thought to ask for a formal signed response from the "sellers who refused to negotiate" on the first property. So glad to be done with the house hunting!

We put an offer in on a house and the seller (who was, as luck would have it, also the listing agent) came back with a vicious response about how offended he was. Told our agent she should be ashamed of herself for even presenting such an offer. It was quite bizarre.
Offended? Why would anyone be offended at an offer on home he had put on the market? We had not commented on their outdated kitchen, their odd choices in wall colors, or the nappy, worn carpet. Nor had we said word one about their poor housekeeping practices.
Anyway, we moved on and found another house. They pulled their home off the market a year later.

Seems to be fairly common, along with "buyer's" agents refusing to make offers the consider too low, and agents lecturing buyers against low balling, condemning buyers as bottom feeders, and begging sympathy for the sellers that paid too much, in any and every situation they can. Most real estate agents and all of the real estate agents that engage in these behaviors are strictly sales people and are committing fraud when they act as "buyer's" agents, a.k.a. Selling Agents. The entire industry needs an overhaul.

I agree. Our agent made several attempts to get us to up our offer, but we'd looked at nearby comps, price/sq. ft., condition of home and decided this was what the house was worth to us.
The seller acted like we'd called his kids ugly.
Does this "I'm offended" nonsense actually ever work? Do buyers ever respond to this?
This guy had done some odd things to the house that we would have needed to fix. I still remember the two vanities shoved together in the bathroom. It was double sinks all right, but the two vanities was just odd.
That said, it is refreshing to see a seller not bending over and grabbing their ankles. Many posters on here are looking for ways to beat the seller up or back out of a deal.

There is no requirement to use brokerage for buying or selling.
I've both bought and sold homes with no agent or broker.
The last one I sold was a simple ad on Craigslist giving date and time of an open house... had 200 fliers and gave each one away in under 4 hours back in 2006... was in Escrow 2 days later and closed within 30 days at 5k over asking.
Had lots of offers to list with discount brokers and said why would I?
