Not necessarily. The Texas contract states that the buyer has already seen the disclosure OR they have so many days to receive it and review it, and that number of days is negotiable. Many times, I like the disclosure after signing because you get an automatic 5 days to review and if the seller will only accept a 5-7 day option period, and they take 5 days to give the disclosure, the buyer just received a 10 day period to think about moving forward or not.

I found a Nevada contract online and it reads pretty much the same as you stated for the Texas contract. OP has not seen the sellers disclosure statement, doesn't know what the seller disclosed about these issues. Much ado about nothing.
