I've recently realized that my enclosed room in my finished basement can be considered a bedroom since it has a closet (w/ shelves and hanging bar, glass window (not looking to outside above ground though), door, etc. I used it as an office. I didn't list this fact on MLS b/c I didn't know it could be counted as an extra bedroom. How should I point this new discovery to the appraiser, who will be coming tomorrow? Will an extra bedroom increase the appraisal value and how much? The room is about 12x14.

it has a glass window 7 feet by 5 feet looking out to my finished basement -- not to outdoor. My basement is a couple feet above ground w/ glass block windows. However, this room doesn't have windows looking outside...just window looking to a finished basement -- does this count? how much will my appraisal value increased by if u have to guess? should I fix this info on mls listing?
I believe that in order to be considered a proper bedroom, the window needs to be facing outside and also needs to be an egress window, but this can vary by local statutes so you should consult your local housing authority at city hall. I would make sure it's considered a legal bedroom before you advertise it as such on your mls

Can't hurt to point it out but I'd be shocked if they considered it a legal bedroom; especially with it being located in the basement, it needs to be an egress window, for fire safety purposes.

I don't believe you need to 'point it out' to the appraiser. The appraiser (I assume) has eyes.
